The value of an existing period building favorably situated between Belvedere, the Viennese Botanic Garden and Rennweg was greatly increased by adding a two-story attic conversion featuring nine luxurious “Lifestyle-Living” hotel apartments.

The challenge was to design a structure of generously-sized and high-quality roof terrace apartments within the constraints of the local building codes, which define the project’s contours. The flats’ most prominent features are the naturalness of the directed lighting, its optimized relationship to the surrounding space, and the placement of the terraces.

The design concept also takes into account the privacy of the individual apartment and offers economically organized floor plans. The hot-water supply to the apartments is provided by a remarkable solar heating system integrated into the roof’s surface.

Equally impressive are the infrastructural facilities, particularly the wellness area and the garage. The installation of these amenities into the historical structure was possible through minor remodeling measures.

Additionally, this project offered us the opportunity to utilize our integrated full-service package for interior design. The kitchens, bathrooms and the built-in furniture of the flats were designed by SYNCinc. Thus, these “Lifestyle Living” apartments exemplify the diversified services that SYNCinc offers to its clients.
